When it comes to proven and productive investing, few options are more attractive than the student housing market in the City of Waterloo. Waterloo boasts three of the country’s premier post-secondary institutions, and its role as a hub of academic and social activity is one which has only continued to grow over the past decade. Investment in the student housing market is a lucrative opportunity in the heart of Waterloo Region!

With its fantastic location in close proximity to these three schools (Wilfrid Laurier University, The University of Waterloo and Conestoga College), Uptown Waterloo and the immediate surrounding area has an ever-expanding base of rental tenants. Waterloo Region can claim one of the youngest demographics in the entire country. According to statistics published by the University of Waterloo, our area is home to more than 50,000 university and college students – as many as four-fifths of whom will require off-campus housing.  This creates a massive market of potential rental tenants.

The area is located minutes from highway 85 and close to major commuter routes such as King Street, and the 401. Public transit runs on a steady schedule throughout the King Street and University Avenue area, providing heavy traffic and making student housing in this area highly sought after. Surrounded by shopping, dining, nightlife, numerous public transit options and a variety of other amenities, this location is ideal for all student traffic.

In Waterloo, student housing is generally priced on a ‘per-licensed-bed’ basis. Properties can range from $85,000 per bed to upwards of $110,000 per bed, depending upon the building’s age, the type of structure, condition, and location.  Residential conversions tend to be more budget-friendly, while modern, purpose-built structures are more pricey.
